Community Hospital of the Monterey Peninsula engaged a General Contractor to provide a “guaranteed maximum price” (GMP) for complex additions and a retrofit to their existing facility, and needed to verify that the GMP was fair and reasonable. As a member of the Owner Representative team, mack5 provided a cost estimate for subterranean parking, additions, extensive site utilities and a remodel at the existing facility in this difficult location. This estimate, in a traditionally unstable and erratic market, resulted in a reconciliation of less than 5%. Several years later and after numerous delays and cost increases in materials, mack5, on the Owner’s behalf, negotiated and settled $17 million in change orders. This effort required intensive face-to-face meetings with specialty subcontractors including electrical, mechanical, plumbing, drywall, and metal stud framing. mack5 negotiated an overall 33% reduction in the change order total.
