When mack5 began working with Kensington Fire Protection District on the first of two improvement projects, they had started the project based on a cursory budget. mack5 reviewed the budget and found that it included only costs for construction, and had not taken into account soft costs associated with the project. mack5 presented updated costs, explaining in detail the reasoning behind each item, and obtaining approval of the revisions. On the Phase 2 project, the low bid contractor defaulted, and mack5 managed the Bid Bond process, reaching out to industry contacts to find a qualified contractor to re-bid based on the original bid, resulting in no additional costs to the District. The mack5 project manager was key in compiling and successfully negotiating the claim against the bond company. Schedule was important in both projects, as it was necessary to keep the facility in operation during construction. mack5 ensured the contractors developed and held to a realistic schedules so that the projects were delivered on time. The District invited mack5 back for the Phase 2 Renovation after successfully managing Phase 1.
