Construction Management

We customize services based on the requirements of each client/project. Following is a sampling of our services:

Construction Oversight
  • Monitor progress
  • Identify/resolve potential problems
  • Assist with interpretation/corrections for plans/specifications
  • Review RFIs and associated log
  • Assist architect in resolving RFIs
  • Review submittal log and track against builder’s schedule
  • Monitor labor compliance, testing/inspections, and safety/social/environmental concerns
  • Coordinate utility installation and work of client’s own vendors/consultants
Schedule
  • Analyze builder’s schedules
  • Recommend actions to improve scheduling issues
  • Monitor construction schedule and endeavor to expedite
  • Provide overall project schedule with key client’s decision dates
  • Incorporate activities of owner’s own vendors/consultants
  • Inform client of key milestones and decision dates
  • Monitor progress
Meeting and Site Visits
  • Represent client’s interests at meetings
  • Comment on meeting minutes prepared by builder
  • Make regular site visits to observe and monitor
  • Photograph progress
Cost Management
  • Analyze, negotiate and make recommendations for builder’s change orders
  • Analyze, negotiate and make recommendations for architect/consultant add service requests
  • Provide financial reporting: budget updates, cash flow, variance reporting
  • Review and process Applications for Payment
  • Verify lien releases
Information Management and Record Keeping
  • Maintain electronic and/or hardcopy project files
  • Provide photo documentation
  • Create and provide monthly status reports
  • Utilize industry software: EADocs, Constructware, Prolog, etc.
Project Close-out
  • Proactively assist with/monitor punch list and make recommendations for acceptance
  • Coordinate receipt of record drawings
  • Obtain all warranties, manuals, keys
  • Ensure legal notices are filled
  • Consolidate project files and documents
  • Assist with start-up procedures
  • Assist in verifying and inspecting furniture, fixtures and equipment and placement
  • Coordinate with owner’s move coordinator regarding move-in process
  • Approve final release of builder’s retention and final Application for Payment
Owner Consultant Management
  • Provide procurement and management for FF&E, signage, security, audio visual, and other specialty fixtures/ equipment
